Former NHS health centre, since relocated, made way for a new care home and family housing

Challenge

NL Property agreed to acquire a former health centre site, subject to planning permission for a care home and six houses. A single application for both uses proved problematic due to differing planning requirements. There was a risk one use could be approved while the other faced delays, complicating phased development.

Solution

To unlock the site’s potential, we worked with the NHS to split the planning application. This allowed the care home—on the higher-value land—to progress independently and more quickly, while offering flexibility for each part to be developed on separate timelines.

Impact

We secured planning for a 72-bed care home, generating £4.53 million for the NHS. Now operated by Quantum Care, the home provides vital elderly care locally, while the NHS reinvests proceeds into frontline services including GP surgeries, staff, and operations.
